Appleton Property Market Update - Castlemartin Lodge
(Sponsored.) As the traditional property season begins we at Appleton Property are examining market activity in some of our local areas in Kilcullen and beyond. This week we are looking at Castlemartin Lodge.
Castlemartin Lodge is perhaps the most sought-after development in Kilcullen. We have a steady stream of enquiries on Castlemartin Lodge whether or not we have property for sale there at any given time. Believe it or not, it is already three years since the first case of Covid was reported in Ireland. At the time of the Covid lockdowns and the suspension of property viewings we had two three-bedroomed semi-detached homes for sale in Castlemartin. Of course at that time there was great uncertainty about where the market would go in a pandemic, new territory for us all. When we returned to viewings, we saw both of these properties sell immediately and at a higher level than seen previously in the development.
Since then supply of homes in Castlemartin to the market has been extremely low. For such a large development very few properties have come to market since the lockdowns ended. Since November 2021 there have been six properties brought to market or sold in Castlemartin Lodge. Appleton Property have handled five of these six sales.
In 2022 we sold a three-bedroomed semi detached home off market where the vendor was willing to accept an offer made by a party registered with our office before advertising. This suited both the buyer and the seller and the sale was therefore agreed without going on the open market. Prior to this, in early 2022 we closed the sale on a large five-bedroomed detached home in Sunnyhill. This property has since been substantially extended by its new owner. We then proceeded and listed what is probably the best presented property we have had for some time.
Number 18 New Abbey is located along the front of the development. The property was a six-bedroomed detached home in exemplary condition and comprised c.3600 sq ft of internal living space. This property came to market with an asking price of €670,000. After significant interest the property ultimately sold for €720,000, a purchase price which is now published on the property price register. At this same time we also listed a large detached five-bedroomed home comprising c.2365 sq ft, also in New Abbey, Castlemartin, with an asking price of €565,000. There was significant interest in this property also, with multiple bidders, eventually selling at €640,000 in the same timeframe.
More recently we have listed a three-bedroomed home in Newberry. This property had an asking price of €330,000. Once again, as is always the case in Castlemartin, there was significant interest. The property sale was agreed within three weeks. As a private treaty sale the price agreed remains undisclosed until the sale closes.
Castlemartin Lodge was built in 2001 through to 2003. As some may know, my late mother purchased the four-bedroomed show house and lived there for 12 years. We know the development and the houses very well. All the semi detached homes meet the criteria for a regulation-compliant attic conversion. If done correctly in accordance with building regulations it is therefore possible to convert the attic and have this space classified for bedroom or habitable space use. This is another attractive feature of these homes. Castlemartin is a lovely place to live, with a very active residents association, the area is always well presented and contains three large green areas.
BER ratings in Castlemartin are generally in the C range unless improvements have been made. A BER of C is a very good rating. The heating systems are gas on mains. The addition of a solar panel in many cases would move the BER up the scale to a B rating.
