Submission on Riverside

Kilcullen Community Action has made a submission to Kildare County Council expressing concerns over a planning application for 141 houses at Riverside Manor.

The application, by Brenmorr Developments, includes the provision of a two storey creche with 16 associated car parking spaces;141 two storey dwellings comprising three- and four-bedroom semi-detached houses.

In the submission, KCA chairman Kieran Forde says the development constitutes 'a significant increase' in the density of housing units on the site, thus adding to the future traffic difficulties at the access to the site through the existing town square.

"This, along with other proposed developments adjacent to the town square, will further exacerbate a critical traffic choke point at, and adjacent to, the square and the main street," he notes.

The submission also suggests that the development should incorporate future access to the proposed relief/bypass road to the east of the site. This proposed road is shown on the Area Development Plan.

Another observation relates to a proposal in the application which shows houses on an area close to the riverbank, an area which is zoned E — open space and amenity. "This zoning needs to be preserved," Mr Forde says.

In conclusion, the submission says the development as proposed is 'not in accordance with the proper planning and development of the area'.
